Ayana Estepona is an exclusive residential resort comprising 140 apartments and penthouses, located in the sought-after New Golden Mile between Estepona and Puerto Banús. In 2023, the project received the European Property Award for Best Residential Development 20+ Units Spain 2023–2024, in recognition of its architectural design, environmental sensibility, and user-focused approach.
Designed by Villarroel Arquitectos, Ayana reflects a philosophy of integration with its surroundings. The buildings are carefully positioned to optimise natural light, maximise views, and reduce the need for artificial heating and cooling. This response to climate and topography enhances energy efficiency and reflects a clear commitment to sustainability.
Spanning over 27,000 m² of landscaped tropical gardens, the project places nature at the heart of the architectural composition. The use of biophilic design principles fosters a serene environment that elevates everyday living.
The interiors have been shaped by a practical and responsive mindset, drawing on years of client feedback. Spacious and light-filled, the homes feature thoughtful layouts, quality finishes, and intuitive technology tailored to contemporary life.
Ayana also includes a carefully curated selection of shared spaces designed to promote well-being and social connection: three outdoor pools (one heated), a spa, gym, indoor pool, coworking areas, a café, and a clubhouse.

“In creating the designs of Ayana, we focused on the placing of the buildings to optimise views, natural light and reduce the need of heating and cooling as much as possible. We also looked at the layout and finishing of the homes and their communal surroundings from the owner’s perspective, making full use of many years of customer feedback.”
